Buildings and the activities carried out in them are responsible for about 40% of energy consumption (in Portugal and Europe), more than 30% of carbon emissions, and a similar percentage in the incorporation and use of materials, thus having a significant environmental impact.

Properly designing new buildings is not more expensive and can offer greater comfort while consuming less energy. The shift in the environmental paradigm (aiming for compatibility with activities) is associated with a change in the real estate paradigm, where the focus is no longer only on location (location, location, location) but also on ensuring good performance and preparation for the future.

Sustainable real estate is the result of an efficient search for good environmental, social, and economic performance, that is, sustainability, throughout the life cycle. This approach changes the paradigm and presents an opportunity to create value, which is essential to consider and develop, making it crucial to adopt this perspective.

The book published by Vida Imobiliária, authored by Manuel Duarte Pinheiro, titled “Imobiliário Sustentável – Mudar de paradigma e integrar a sustentabilidade de forma proativa” (Sustainable Real Estate – Changing the paradigm and proactively integrating sustainability), addresses a highly relevant topic, namely sustainability in the promotion and management of buildings, focusing on the ongoing shift in the real estate market paradigm.

It highlights existing trends, such as how buildings and real estate developments can be designed to be more efficient, for example, with lower energy and water consumption, greater flexibility, better comfort, and, if possible, better economic and social performance, creating more value.

Thus, the challenge of sustainable real estate is presented, with a proposal for an approach framework, strategies, and solutions, covering promotion, planning, and design up to leasing, aiming for a sustainable built environment, illustrated with application examples at different stages of the life cycle.
